Bid Proposal
Only to be used to provide a general understanding of the project and cost and to be followed by a formal contract.
Residential (Major) Contract
Comprehensive contract for any and all improvements to residential property, from the ground up including detailed Terms and Conditions which you may edit.
Subcontract Agreement Agreement between Prime contractor and Subcontractor or Subcontractor and Prime or Owner. Includes two
sets of different detailed Terms and Conditions if you are acting as Prime or Sub. Both sets of Terms may be modified and include the hold harmless clause.
Residential Service and Repair Contract A simple contract for residential repair and service calls. Provides for service
call charge and charge based on flat fee or time and materials fee.
Commercial Service and Repair Contract A simple contract for repair and service calls. Provides for service call charge and

3-Day Notice of Cancellation
Required by federal law (FTC) to be attached to any residential contract made directly with the consumer and when signed at any location other than the contractor's place of business.

California-mandated (only in the event of a declared natural disaster) to be attached to any residential contract made directly with the consumer allowing 7 days to cancel a contract.

Filed like a Lien but more effective. Ties up construction funds. Valid only for sales made in California. Includes instructions.
Conditional Waiver & Release Upon Progress Payment
Used for a progress payment when the progress payment check has not yet cleared the bank. Only becomes effective when the check, properly endorsed, has cleared the bank. Two versions included.
